Rates & Info- Oct 2nd

Good Afternoon,
I hope everyone is doing well.  FYI........
 
FHA loans are coming back more and more.  This type of loan is picking up for alot of the subprime loans (aka low credit score loans).  We did several FHA loans and a PHFA loan last month.  What does this mean to you?........Well, it is important to keep in mind that the process may take a little longer.  Rushes would not be advised with these type of loans. Appraisal and underwriting has some added detail to it.  Overall, these products are providing lower fees, good rates and most importantly an alternate option to your low credit score buyers.

Lower Fed Rate Means Opportunities on the Rise


For the first time in more than four years, the Federal Reserve cut its Fed Funds Rate, which directly impacts millions of American borrowers. And while this important decision has many implications, there's still some debate among experts about what this means to the economy as a whole.

The Federal Reserve meets again in six weeks, and no one is certain how market volatility and inflation concerns will affect their future policy and decision-making. Bottom line: Take advantage of this opportunity while you still can. Call me right away.

  • If you're looking to capture a lower interest rate for refinancing or buying a home, this could be your best opportunity to do so.
  • If you have an Adjustable Rate Mortgage, while this rate cut might help to improve your situation, now is the time to refinance into a fixed-rate loan.
  • If you have a Home Equity Line of Credit (HELOC) or credit cards tied to the Prime Rate, the Fed's cut in the Fed Funds Rate just put a little money in your pocket.

Borrowers waiting for a lower fixed-rate mortgage may be waiting for a long time. The chart below clearly shows how Fed Funds Rate cuts do not translate into cuts in fixed-rate mortgages. In January 2001, the Fed Funds Rate was at 6% and 30-year fixed rates averaged 7.03%. By December 2001, following 4.25% in cuts throughout the year, home loan rates were actually up to 7.07%.

Yes, we may experience some temporary improvements in rates in the coming weeks, but the markets will remain volatile as long as inflation and recession are a possible threat to the Federal Reserve's long-term economic policies.

Water Water everywhere but only drops to buy!

Those of you, who know me personally, know my discussions on Real Estate almost always start and end with my Grandmother. We are going to be celebrating her 90th birthday this November. If she picks a restaurant to celebrate, no doubt it will have a water front view. She always buys on the water, and she never made it a secret why.  You see, while most grandmothers pass along recipes, mine passes along mostly financial advice. (That’s not to say that I can’t make a mouth watering marinara sauce or meatballs.)

There was her summer place in Breezy Point, she got into a bidding war at an open house in the 1960’s, and wound up paying about $13,000 for a house with an asking price of  $10,000. People said she was crazy. Today you could get it for $2M, possibly, if you were willing to “get on the waiting list,” as there are none for sale on the water right now. Then there is the one she just sold, the house was on a 2000 sqft lot, and although it is located in Brooklyn, it is still a one hour commute to Manhattan.  The new owner paid close to $2M, and has already begun knocking the house down to ground.

So more than a decade when I told her I’d be moving to Philadelphia, she asked “On the Delaware, or that other one I can’t pronounce?”  With the leading candidate for Mayor, Councilman Nutter, declaring one of his goals to rebuild the water front, talk of developing green space, parks and fields over the expressways, is there any doubt now?

I remember years ago when I took my first class on how to use the multiple listing server, and the showed us the water front, and water front view check marks, many thought “I’ll never need this.”  Some of you may have already seen the process in other places, perhaps even in this State, places like Conshohocken, so is there any doubt? I always relied on Grandma for advice and she never steered me wrong, as she approaches the age of 90, I can’t imagine she will start now.
